GUARANTEES

As a real estate professional, Magnificat immobilier® is an intermediary between the buyer and the
sellers  which aims to facilitate  real estate  transactions,  and it therefore has a real estate licence.

This  profession  is governed  by the  Hoguet law  of 2nd January  1970 on real  estate professions.

We have  a real estate  licence, number 09-028, issued by the Créteil prefecture. We have financial
guarantees  with CGAIM  at 89, rue  de la Boétie in Paris  under no. 41502 L as well as professional
civil liability insurance, with AGF Assurances, under the same number.

We  charge  no fee  until our mission  is  complete. We  do not personally bank any funds, even the
deposit ,  and  we  keep  you  informed   through   regular   reports ,   until  the  mission  you  have
entrusted us with is complete.

In order to carry out a search mandate, your representative therefore:

- requires a professional real estate agent's licence, issued by the prefecture.
- is strictly  forbidden  to receive  payment  of any kind  (such  as a down  payment,  remuneration
for services, administrative costs, or reporting or travelling expenses) until his mission is complete.


Why must the Client and the estate agent sign a search mandate?

A written mandate is a legal obligation (law of 2nd January 1970)..

The search mandate is set for a three month period. It can be extended if necessary.

This  mandate specifies  the commission  that Magnificat  immobilier® will be paid upon the successful
completion  of  its  mission.  Starting  from  the signature  of this mandate , we undertake  to present
you with a certain number of properties in that period. We immediately start  looking  for the property
you wish to acquire. Magnificat immobilier® remains in contact with you throughout this search phase
and keeps you abreast of its  progress.  When  it becomes  aware of a  property that  corresponds to
your criteria,Magnificat immobilier®  sends  you  a detailed  visit report and organises a visit for you if
it meets your expectations. Depending on  the properties  that we present to you, we can adjust and
refine your criteria together.
